Choosing who sells your land is one of the bigger decisions in the process. These questions help landowners compare agents and know what a good answer sounds like.

How will you price my land?

A good answer explains how the agent will use comparable land sales, adjusting for acreage, road frontage, topography, wetlands, zoning, and development potential, rather than relying on a quick per-square-foot guess.

What do you check before listing?

Look for a plan to review the tax map, zoning, wetlands and flood mapping, any Highlands designation, farmland assessment status, and deed restrictions, so problems are found before a buyer finds them.

How will you reach land buyers?

Land buyers include builders, investors, neighbors, and recreational buyers. Ask which channels the agent uses and how listings are presented, including maps and aerial images.

How do you handle showings on unimproved land?

Ask how access is arranged, whether boundaries will be marked, and how showings will be scheduled safely for walking the property.

What does the process look like after an offer?

The agent should be able to walk you through deposits, the buyer's due diligence period, title and survey, any approvals, and closing, and explain where deals commonly slow down.

What will it cost me?

Ask for a clear explanation of the commission and any other costs you could face at closing, and have your attorney review the listing agreement before you sign.

Do you work in my county?
